Smell is the Strongest Sense
So invest in some scented candles or aromatic plants. These can give your prospects a positive feeling to associate with your home.
If Staging, Keep it Neutral
Some apartments require staging. If you choose to decorate your home before putting it on the market, go with styles and colors with the most mass appeal. If you choose to paint, I would avoid dark colors at all costs.
Remove Anything Too Personal
Home seekers want to envision their new lives in your home. I would remove photos of relatives, personal mementos and anything slightly risque.
Focus on the Intangible
Tell your prospective buyers something they cannot detect on their own. Have an extraordinarily friendly super? Or an incredibly helpful doorman? These are selling points worth mentioning.
Concentrate Your Showings
To save yourself some time, and to build urgency, have prospective buyers all come at the same time; open houses are best to host on Sundays between 12-3pm.
